WHY MALLORCA?
Mallorca’s appeal has remained strong for a variety of reasons, not least because it has a powerful holiday draw and an international jet set which keeps the market moving. Mallorca property in top locations has continued to sell throughout specially in the south near Palma and on the north coast, around Pollensa.
These are not only the areas with best communications and airport access, but they are also at the foot of the mighty Serra de Tramuntana Mountains which cross the entire eastern coast of the island and provide an effective weather barrier as well as a fabulous backdrop to any property. Thus, the top areas to invest in Mallorca property also enjoy a milder climate, less rain and wonderful sea and mountain views.
Invest in Mallorca luxury property.
Most agents agree that it is the top end of the market that is driving sales up with prices returning to within 10% of pre-crisis levels and a demand for luxury properties to invest in Mallorca.
Multi-million euro sales to international investors has kept the Mallorca property market buoyant and is fuelling the rise of both market optimism and activity.
Invest in Mallorca property on an island paradise.
Mallorca is undoubtedly one of the most stunning holiday islands in Mediterranean, and at a mere 2,5 hours from most major European airports, it is a short haul direct flight from home. Added to that is its fortunate climate, solid infrastructure, great road network and safe, crime free environment.
The peculiarities of Mallorca’s geography and location have seen to it that the island differs wildly within a short 20 km range and has vast mountain ranges, saltpans, wetlands and plains, as well as sandy beaches and tiny coves, small villages and a vibrant and cosmopolitan capital city.
Invest in Mallorca property in the North.
Choosing where to invest in Mallorca property will perhaps be the most important decision you make. The location of your new Mallorca property will determine how good an investment it is.
Mallorca is on the whole a desirable place to live, invest and own a home, yet there are areas, like Magaluf, to be avoided and others like Puerto Pollensa, to be coveted. Other top locations to invest in Mallorca property are Palma, the island’s capital, Andratx, Mallorca’s most glossy corner, and the mountain villages of Deiá and Soller. But if you want countryside and sea, easy to drive to and not over crowded, the area around Puerto Pollensa and Formentor, in the north of Mallorca, is without doubt, the wisest area to invest in.
Invest in Mallorca property as a second residence or holiday home.
To invest in Mallorca property, either as a second home, holiday home or business venture can see important profits from very early on. The island’s rental market is growing yearly with more and more visitors opting for the more exclusive option of a holiday rental in a private villa or townhouse as opposed to a sprawling hotel resort and opportunities to let your new property provides a passive income. To invest in Mallorca property can be hugely lucrative from the word go.
Invest in Mallorca property in a holiday hot spot.
Mallorca is, according to major tourism promoter, hotelbeds.com, still the number one tourist destination worldwide. Spain ranks high and Mallorca is its top player. Golden sandy beaches and wonderful weather draws tens of millions of visitors to the island every year. Hence, the local economy, albeit still in Spain, is relatively healthy and thus, crime is low. Mallorca is safe, sunny and great to live in and to invest in Mallorca property as a second home or a holiday rental is a sure fire way of making your money go furthest.

Cala Conta is made up of various little rocky coves and two sandy beaches, and the sea around it is dotted with small islets. Ibiza is famous for its crystal-clear waters, but the turquoise waters of Cala Conta are especially magnificent. You can also go for a walk along the coastline which will lead you to an old lighthouse tower, and, if motivated, all the way to the neighbouring beach of Cala Bassa. Cala Conta is suitable for families, although it is also very popular amongst those who appreciate a sundowner in the Sunset Ashram beach bar, accompanied by electronic tunes and Mediterranean cuisine. The municipality of San Antonio, typically characterised by its prominent tourism, is famous amongst visitors and residents alike for its glorious sunsets, beautiful beaches and vibrant nightlife.

However, much aside from its tourism popularity, Sant Antoni de Portmany also has many versatile and relatively less well-known aspects, including three very beautiful rural villages, all marked with traditional white churches, which include Sant Agnes (Santa Inés), San Mateo and San Rafael, as well as some of the islands most secluded beach hotspots.

The culture, community, and style of the municipality of San Antonio is incredibly diverse, with a variety of age groups and lifestyle cultures among both locals and international residents, including many expats from the UK and Europe residing throughout the entire year.

Buying a property in Sant Antoni de Portmany offers many opportunities for families, singles, couples, buy to rent and retired clients. Although the municipality hosts fewer private communities and exclusive villas in private secure urbanisations, the area still offers a wide range of outstanding properties with a variety of authentic charm, modern contemporary architecture, newly built apartments and luxury lifestyle living.

Home buyers looking to buy a property in San Antonio can be typically sub-categorized into four distinctive areas:

The Town
West Coast: Cala Salada, Cala Gració, Punta Galera
North: Santa Inés and San Mateo
and the Interior (San Rafael, Buscastell).
Cala Salada
Cala Salada is a small cove in the northwest of Ibiza, just above the town of San Antonio on the road to Santa Ines. Cala Salada is a very popular beach with locals as well as tourists, so from June until the end of September the main access by car closes from 10am to 6pm and the only other access is either hiking, taking a mini-taxi or a taxi from the port of San Antonio. There is a small restaurant called Cala Salada which serves delicious seafood dishes as well as cold drinks and snacks. The beach is ideal for both adults and families: the sandy beach and shallow seabed with crystal clear waters make it an ideal place for the little ones to play, while the adjacent rocks are a perfect getaway for those looking for a little more privacy.
Puertas del Cielo
In the 60s and 70s, the hippie community in northern Ibiza chose a cliff next to Pla de Corona, a place already known then for the flowering of almond trees, to watch the sunset. The enclave, called Sa Penya Esbarrada by the Ibicencos, became known as The Gates of Heaven or Ses portes del cel, in the local language. From the viewpoint, in addition to contemplating a superb twilight in the summer months, when the nearby cliffs do not hide the fall of the sun, you can enjoy an unbeatable view of the islands of Ses Margalides.
The municipality of Sant Joan de Labrija

The municipality of Sant Joan de Labritja is typically characterised by its expansive rural areas and farmland. The unspoilt rustic municipality boasts a main central village, San Juan and three surrounding villages, San Miguel, San Lorenzo and San Vicente.

Each small village comes with its own unique beauty and tranquil atmosphere, with typical Ibizan white-washed buildings, marked with traditional white churches and a beautiful array, even if only small, of restaurants, local bars and community shops.

Additionally, Sant Joan de Labritja accounts for some of the island’s most outstanding and picturesque beaches. Simply driving around the hills and mountain cliff tops of the area offers extraordinary landscape and sea views, that are, in some spots, quite different to the rest of the island.

The culture, community, and style of the municipality is reasonably diverse with both locals and international residents. Buying a property in the area of San Juan offers many opportunities for families, couples, holiday home buyers, and in particular nature lovers, with both plenty of authentic charm and modern villas in exclusive cliff top locations. The area boasts pleasant small local communities, plenty of unspoiled countryside, vast landscapes and often attracts high profile clients looking for exclusive and private country homes in Ibiza.

Although much of the area is rural countryside, home buyers looking to buy a property in Sant Joan de Labritja can be typically sub-categorized into three distinctive areas;

The north coast: Benirras, Puerto de San Miguel, Cala Xarraca, Portinatx, Cala San Vicente
The four small villages: San Juan, San Miguel, San Lorenzo, San Vicente and the surrounding countryside.
North Coast
The north coast of Sant Joan de Labritja naturally attracts clientele pursuing luxury country homes, but also those specifically looking for exclusive cliff top villas which offer outstanding sea, and where possible, sunset views. High profile clients, families and second holiday home buyers are popular property seekers on the north coast, especially those who wish to be close to the area’s beaches, yet prefer to live or vacate in a more secluded and remote part of the island.
Those seeking properties for sale in the north coast of Ibiza can expect to be on the property ‘waiting list’. As with the majority of the municipality, finding a property in Benirras, Cala Xarraca, Portinatx, Puerto de San Miguel or Cala San Vicente is difficult and comes with high interest from a list of clients.
Countryside
The surrounding countryside spots of Sant Juan offer clients and visitors the simplicity of a charming rural lifestyle who share a love for the great outdoors, nature walks and are incredibly keen buyers of fincas, renovated farmhouses as well as the occasional modern exclusive hilltop villas.
Many homes for sale or on offer as rental villas in the countryside offer a quiet and private lifestyle home to retreat to, with vast landscapes and opportunities for farmland for animals, like horses, as well as personal agriculture.
The property market within the north of the island, specifically the rural countryside has seen an increase in demand and a ‘boom’ in the rise of housing prices over the past few years. With popularity moving towards the trending rural Ibiza, and recent road improvements to the area (which have made distances into the main towns and surrounding villages more accessible), many high-end clients are seen to be shifting preference to buy a property in the north, instead of South.

San Lorenzo is a tiny, rural village, surrounded by mountainous pine-forests with almost no urbanised centre or visitors, only those potentially passing through.

San Lorenzo, which nestles conveniently in the middle of the island neighbouring Santa Gertrudis, San Miguel, San Carlos and Santa Eulalia offers a few amenities with an eighteenth-century church, a handful of traditional houses, a small school, a bar, two refuge towers and two trulls (oil presses), as well as the very popular La Paloma Café and Restaurant.
